Madrid house prices in 2026: records and lack of supply

Madrid is living through one of its most intense price cycles in more than a decade. In June 2026 housing in the capital passed 6,000 €/sqm, a new record, after a cumulative year-on-year rise of around 15.8%.

The reliable figure is not the asking price, but the deed.

Big differences by district

The average hides very different realities. Chamberí exceeds 8,300 €/sqm, while the outskirts lead the biggest gains —Villaverde tops the city at around +25.6% a year. Quality property in established areas is the most sought after.

Why prices are rising

The factor most cited in 2026 is the lack of available supply. Until enough product enters the market, prices are unlikely to ease. Appraisers forecast rises of between 5% and 8.8% for the year as a whole.

What it means for buying or selling prime

At the high end, the scarcity of quality renovated homes sustains prices and shortens the selling time of good assets. To make decisions, the most reliable figure is not the asking price but the notarial deed, which reflects what is actually paid.
